Lloyd W. Gass launched his real estate career in May 1977 at Katella Realty in the city of El Toro (now Lake Forest). Highlights of his career include working for Century 21 for 10 years (he was the first agent in California to close 24 escrows in one month!) he then moved to Prudential Realty where he worked for for 10 years (he was the #1 Agent for Orange County 5 of those years). Now, over 44 years and six-hundred million dollars of closed real estate transactions later, he’s still going strong!

Lloyd is the Managing Broker Agent for Lloyd W. Gass & Associates and since 2009 Lloyd has been an owner of Regency Real Estate Brokers.

Lloyd is the father of 4 and a grandfather of 8. In 2007, he adopted his grandbaby Arrianna, who is now 14. After being a longtime resident of Nellie Gail Ranch in Laguna Hills, Lloyd made the move to Coto de Caza in 1998 where he currently resides.

Even though Lloyd now resides in Coto de Caza and his business has continued to grow to encompass all of South Orange County, Laguna Hills will always have his heart. He has sold more homes than any other agent in Laguna Hills, he raised his family here and educated his kids in their schools (Go Hawks!). Lloyd takes great pride that so many Laguna Hills residents continue to call him their real estate agent after all these years. Lloyd values his relationship with the community very much and hopes to have it continue for years to come.

Lloyd’s motivation for working has changed considerably over the years. Now, besides just doing a job he loves, he is working so that he can successfully raise Arrianna and make sure she has a good education and the opportunity to be the best adult she can be.


Frank and I are so thankful that we chose Lloyd W. Gass & Associates to sell our home of 41 years. We have known Lloyd for over 15 years and he has represented us as buyers or sellers in 6 different transactions over the years in the Laguna Hills area. Recently we needed to sell our home in Nellie Gail as we were moving to Texas. Lloyd conducted a walkthrough and gave us an honest assessment of the value, what we could expect during the marketing period and what improvements were absolutely necessary to sell the home. Our house went on the market in early January, when Lloyd advised that buyer demand would be strongest. We were able to sell our house within 2 weeks of listing it with Lloyd and closed escrow on February 26th. Relocating to Texas was hectic as it involved buying a house in another state, selling our house and selling our cabin.
