Vivian has been a California residential Realtor for nearly 30 years, working with buyers and sellers in all price ranges. Her goal is to provide exceptional service to all her clients—with experience, professionalism, compassion, and personal attention.
As a Senior Real Estate Specialist (SRES), she is trained to help meet the special needs of maturing Americans when buying, selling, downsizing or relocating.
Vivian was the first real estate agent in Orange County to obtain an EcoBroker “green” accreditation and was also in the first Orange County Association of Realtors graduating class to obtain the NAR Green designation. This gave her additional knowledge and experience in residential energy efficiency technologies and better environmental building components for improved indoor air quality. She and her husband, Dick, designed and completed a whole house green remodel in Lake Forest, which included many energy efficient and environmental building and design features. Several hundred visitors attended the remodeled home showcase and demonstration displays featured at the home. This expertise has helped Vivian to assist her clients when planning a remodel, obtaining solar panels, and implementing energy efficient and safe building components to their own home.
As a graduate of the Lake Forest Leadership Academy, she has a strong insight into City Government and its interaction with various City and County authorities including local Police and Fire, as well as City interaction with the residential and business public.
Vivian has been with the premier Regency Real Estate Brokers in Mission Viejo for approximately 15 years and has served on the Regency Board of Directors, as well as various planning committees over the years.

Vivian and her husband Dick, a former 30-year real estate broker, reside in Mission Viejo, and enjoy spending time with their 2 children and spouses, their grandson, and many extended family members and friends. Her passions are interior design, gardening, nature, travel, painting art on canvas, and she loves to read a good book!
